Is it possible to have a one time payment for a listing or is it subscription only?

You can set up a pricing plan to last for 10 years. In this case, the initial payment would feel like a one-time payment, and only after 10 years would a new invoice be generated. If you prefer, it’s also possible to modify the code so that no new invoices are ever generated, meaning the listing would stay active without future payment requests. Please note, however, that this change would apply to all pricing plans.

If you mean that you want users to pay each invoice manually, without subscriptions that automatically charge their card, then yes, one-time payments are already possible in phpListings. Subscriptions are only available with Stripe. For all other payment gateways, payments work as one-off invoices that must be paid manually each billing cycle. If an invoice is not paid, the listing will be automatically suspended.
